Rent and Deposits

Holding Deposit
- Equal to one week's rent, this reserves your property and contributes towards your Tenancy Deposit.
Refundable Tenancy Deposit
- Required for finalising your rental agreement.
- For annual rents under £50,000, the deposit is five weeks' rent.
- For rents over £50,000 annually, it's six weeks' rent.
Example Deposit Calculation
- Monthly rent: £1,000
- Annual rent: £12,000 (£1,000 x 12)
- Weekly rent: £230.77 (£12,000 / 52)
- Deposit: £1,153.85 (£230.77 x 5)
Additional Costs

Bills
- Utilities, communication services, TV license, and council tax are additional.
Change of Tenancy Fee
- £50 for changes like adding a tenant or pet, with possible additional costs based on landlord expenses.
Early Termination Fee
- There may be other costs related to your tenancy, these will be outlined in our fee policy or in your tenancy contract.
Other Important Fees

Unpaid Rent
- Interest for rent more than 14 days in arrears at 3% above the Bank of England Base Rate.
Lost Key(s) or Security Device(s)
- Tenants cover the replacement or lock changing costs, including locksmith fees.
Variations and Changes
- ontract Variation: £50 (inc. VAT) per change.
- Change of Sharer: £50 (inc. VAT) or actual costs if higher.
- Early Termination: Tenants cover landlord’s re-letting costs and all rent due until the start of the replacement tenancy.
